This is an excellent book that covers a lot and is written straight to the point.On page 117, the CoC return was calculated using the Unadjusted NOI on an example of a mortgage property. Later ahead on page 124, it gives another example with the correct NOI.

I came across Rod’s book by way of a Facebook ad that said I could have the book if I paid shipping. Being 100% new to multifamily real estate investing, I genuinely didn’t know if it was a scam or legit, but decided to take the chance and order the book. Worst case scenario I’d be out s&h, but I was pleasantly surprised when I read the book and it was completely full of useful information. That led me to Rod’s podcast and the realization that Rod is a genuinely great human that cares deeply about other people. He frequently discusses topics that have nothing to do with real estate, but that focus on mindset and could be applied to any area of life to improve yourself and those around you. I have since joined Rod’s Warrior program, which I highly recommend, as it has granted me access to an amazing network of people and fast tracked my multifamily real estate investing endeavors. All of this started with Rod’s book!
