The Best SmartThings Sensor Replacement—With One Huge Upgrade!
I purchased the THIRDREALITY Zigbee Water Leak Sensor as I needed to buy additional water leak sensor for my existing Samsung SmartThings platform. Samsung no longer makes water leak sensors, so I needed something that would integrate into my existing platform. Overall, it’s a good sensor that gets the job done, but there are a few design details worth noting if you’re coming from older Samsung smart sensors. The Good: Flawless SmartThings Integration: Pairing with my Samsung SmartThings hub was quick and painless via Zigbee. It was recognized right away, making it super easy to set up automation routines (like sending push notifications or triggering smart shutoff valves). Super Loud Local Alarm: The built-in 120dB alarm is bright and loud! Even if your phone is on silent or you lose internet connection, you will hear this thing going off in the house if there’s a leak. That's a huge plus and something that was not available in the Samsung SmartThings sensor. If you go to sleep and put your phone on silent you will not hear a phone notification, this is when the audible alarm from the sensor comes in handy big time ! App Notifications: Getting instant alerts on my phone when water is detected adds a huge layer of security when away from home. It runs on 2 AAA batteries, so no more buying of those CR123 batteries that I only used with my SmartThings water leak sensor! The Room for Improvement: Contact Probe Design: My main gripe is with the design of the sensing contacts on the bottom. I really prefer the old-school Samsung SmartThings water sensors that had two simple, direct metal pins sticking out from the bottom to detect water on the floor. This THIRDREALITY unit uses a slightly different/weird contact design that doesn't feel quite as straightforward for detecting paper-thin pools of water as the original SmartThings probe design did. Final Verdict: Despite my preference for the classic SmartThings probe design, this sensor performs reliably, pairs seamlessly via Zigbee, and the combination of an app notification, the fact that it uses standard AAA batteries and it has a 120dB local siren makes it a solid buy for anyone building out their smart home leak detection system from scratch or adding additional sensors to existing system like I did.

Not perfect, but versitile
While these products are a bit more finnicky than others I've tried (mainly the Aeotec/Smartthings leak sensor).. the inclusion of the 'non-smart' audio alarm is AMAZING, and key for this kind of device (the alarm can be disabled in home assistant by the way). Pros: - Uses AAA batteries (included) - Pairs SUPER easy - Sensitivity is configurable via included metal 'tongs' - Alarm is loud enough to be easily heard, but not deafening (dogs really don't like the sound though) - Extremely compatible with home assistant via Zigbee Cons: - More finnicky vs the aeotec/smart things leak sensor - ONLY entity is leak/no leak, no other sensors included (i.e. temperature) - AS mentioned by others, size is a bit wonky, but its well worth it for the use of cheap AAA batteries and long battery life, and since these types of devices are hidden away anyway, its not likely to be an issue. Overall this device is great for the price and a great peace of mind addition to the smart home.

THIRDREALITY Zigbee Water Sensor
Easily hooked up to the Habitat hub. The device size is small enough but not the smallest leak sensor. Only issues I see is that the sensor plates sit too high on the floor, about quarter inch. I purchased the extra sensitive plates with the leak sensor. They are metal and connect under the screws on they bottom of the device. The water is sensed from the front screw to either back screw. That distance is several inches apart and a quarter inch off the ground. Without the plates it would detect water when it was in a flood and the water level reached a quarter inch high. I feel that is a little late. Would rather know there is a leak at first sign of any water. The add on plates do better but they still sit about the thickness of a quarter from the floor. Better than without. I have other water leak sensors with two metal contacts about half inch apart and sit right on the floor. Much better to detect a leak before it gets out of hand. On this sensor, you could add two wires to the screws on the bottom and put them on the ground near each other for better sensitivity. The connections are sensitive enough to go off just touching with my dry fingers. Didn't need water. That's good news. I used this device for a a sump pump water alert. I purchased a small sump pump float switch that attached to the side of the sump pump PVC pipe. It had two wires which I hooked to the two sensor screws. When the small float goes up the alert goes out. This device works really well for that. I could have used a contact sensor in my case but this sensor was cheaper and it has the extra function to detect water. Although water at a depth high enough to trigger the alarm would be at the point the water level filled the room and started to rise. The sensor also has a sound alarm beep, like a smoke detector. And it sends a signal too to my phone, thru the Habitat hub. Devices uses two AAA batteries. Need to unscrew the small screws to put in batteries. Kind of a pain but hopefully do not need to do that often. Looks like the Hubitat provides the battery life in percent. I should know when the battery is getting low without taking the device apart. Overall, recommend with modification to extend the sensors. The access to the sensor wires, thru the screws, make it easy.

Very good sensor for the price that easily integrates with SmartThings
These leak detectors are great. I grab them when they go on sale because you once were able to get them for $14. I use SmartThings to add them to my Ecosystem and Home Assistant to handle the automations. I put them in all my bathrooms, in the laundry room, under the kitchen sink, near the basement sump pump. What's great is they have an audible sounder making it easier to locate which one is tripped, even though my automations text me the location. The newest version now has some included hardware to increase the sensitivity of the sensor. It consists of 2 metal arms that attached to the screws to make the detection area smaller. SmartThings was able to add these without incident. After putting in the batteries a blue blinking light on the sensor will indicate its ready to pair, open SmartThings, add a new device and scan for nearby. That's it. I've been using these for a couple years now. Battery life is good and reported in SmartThings so you can create a SmartThings automation to let you know when the battery is low. Overall, this is a really good sensor for the price.

Quietly goes offline and fails. Screws rust and break when unscrewed.
Purchased one 4 years ago for use under the kitchen sink. It actually went off a few months after I put it under the sink and correctly told me about a leak. It's been quite a few years and I didn't think about or hear anything about it. Just yesterday, I happened to look at the SmartThings status and saw it was "offline"! Of course, nothing ever told me it was offline, so I have no way to know how long it was not working. When I pulled it out and tried to open it, to check the batteries, I found obvious water damage and the screws holding it together were so rusted that they broke when I tried to unscrew them! So... It quietly dies, fails, and doesn't notify you. Sigh.

My Overall Pick
The Thirdreality sensor case has a distinct form factor, but in a house with a number of other small sensors of various types, that could be a good thing. Good build quality, and reliable operation so far. Stuff I've liked: It had the best range for pairing and operating of the ones that I've tried. It had a loud, on-board alarm. The version with the drip leak function can optionally detect very small amounts of water, depending upon physical configuration. It has paired easily and worked well with my Hubitat system. It uses common AAA batteries. Possible issues: Where an audible alarm is not wanted, another brand/model sensor would be needed. The case is much thicker than others in its class, and may not fit beneath a refrigerator or other device. The first unit I received used slot-head screws. A very small screwdriver was included in the box, a really thoughtful touch. But, a jeweler's kit, like many folks use to tighten eyeglass screws, would be much easier. The sensors in a subsequent order had screws that could be worked with either a Phillips or straight-bladed driver. Where a low-profile case, or a sensor with a remote head, is not needed, this is my choice so far for an inexpensive Zigbee unit. Background: Most homes have many potential sources of leaks - water heater, dish washer, clothes washer, refrigerator, bathroom plumbing, etc. - that could cause expensive damage. I decided to buy and try five different, inexpensive, Zigbee leak detectors that might work directly with my Hubitat home automation hub. They were by iAlarm, Neo, Thirdreality, and Treatlife, and a generic "Water Leak Detector Zigbee" was added to the mix. At the time of my purchase (August, 2023), each was slightly less than $20. All worked properly with my system using the Hubitat "Generic Zigbee Moisture Sensor" driver. All but the Thirdreality also worked with the custom "Tuya NEO Coolcam Zigbee Water Leak Sensor" driver, which adds an explicit state indication of online or offline. But, both drivers support current wet/dry status and battery % reporting. A tip would be to install the custom driver first, if desired, then let Hubitat choose it during device pairing. Also, each of these should be paired within a couple of feet of the hub, then moved to the desired location. Some thoughts about the group: Overall build quality of the group seemed quite good, with the exception of the generic "Water Leak Detector Zigbee", which was only mediocre. The Thirdreality and Treatlife devices have onboard alarms, and could be used as stand-alone detectors, although there appear to be several detectors available that are only stand-alone, and less expensive than the Zigbee devices. The Thirdreality alarm is much louder than the Treatlife's. The Thirdreality unit had a longer range than the others, both in pairing and in operation. It and the Treatlife both use common AAA batteries, but I haven't used these sensors long enough to be able to compare battery life. The Neo device was the only one with a "remote" sensor - limited to the length of the attaching cord, but still may be needed functionality. However, the cord actually plugs into the wall mount, not the unit itself, so the mount must be used when remote sensing.

Sensors do not deliver the promised 3-year battery life
Most of the 1 and 2 star reviews cite connectivity problems. I have 16 of these sensors, and initially had no connectivity issues. All of the sensors were placed in the last 2 years. A few of them in just the last 6 months. Recently nearly all of them started having connectivity issues. After much debugging I determined that the batteries were all low or failed. So much for the promised 3-year battery life. So one star off for less than promised battery life, and another star off for the painful process of removing and replacing 3 screws on each of my 16 sensors just to replace the batteries. The battery life problem may be due in part to the generic "Propack ultra alkaline" batteries that are packaged with the sensors, so I will be replacing the batteries with Energizer Ultimate Lithium batteries in the hope of extending the time between battery changes. I'll report back in a few years to let you know if this worked :) I've also set up a Smartthings routine to notify me whenever the battery life in any sensor falls below 75%.

One of the few AAA bat powered devices; Plays Well With Hubitat
I love that this water sensor is powered with AAA batts, so that I can change it to wired with a USB to AAA converter (no more changing batteries; though I believe it reports battery power so you can know if the batteries need to be changed). I like the aesthetics (it looks like a drop of water). I like that it paired right away to Hubitat. I like that it shows as a water sensor and reports "wet" and "dry" (rather than as a switch with "open" and "closed" states). Like that it has a physical beep. Know that it is very sensitive (touch two screws with your fingers and it will go off). This means that you cannot use the drip sensor attachments that get put in between the screws and the body in an application where the sensor will be sitting on metal—like in an A/C pan—because they make the screws stick out farther than the plastic and will conduct. Though, you might try putting a piece of paper under the sensor to see if that insulator fixes the issue if drip detection is important and the sensor will sit on metal. The design is such that water hitting the top will roll off the side and with the drip attachment detect the water (so it doesn't work like others that have additional sensors on the top). If you want to detect shallower water, just leave the screw out as far as you want. Do Recommend and will be buying more as needed.

Works better than I expected for the price
Was the most affordable leak sensor I could find. Linked with my Hubitat hub no issues and works perfectly. The siren is loud enough on its own and notifications with my hub are seamless. I have tested it with water a few times, it takes very little to trigger it.

Zuverlässiger Sensor, ausreichend lauter Alarm
Ich habe bereits unterschiedliche Zigbee-Wassersensoren unterschiedlicher Hersteller sowie Sensoren von Homematic IP im Einsatz. Ich habe diesen Sensor gekauft, um ihn im Keller hinter der Waschmaschine zu platzieren - um im Falle eines Defekts an Waschmaschine oder Zu- oder Ableitung informiert zu werden. Auspacken und erster Eindruck: Die Form des Sensors (als überdimensionaler Wassertropen) mutet erst einmal seltsam an - ist aber letztlich ja auch nicht relevant, wenn dieser irgendwie hinter oder unter einem zu überwachenden Gerät platziert wird. Ansonsten macht der Sensor einen stabilen und wertigen Eindruck, die Metallschienen (für die Tropferkennung) mussten noch montiert werden. Integration und Funktionalität: Das Anlernen in HomeAssistant hat problemlos funktioniert, das (schon vorhandene) Programm für die Benachrichtigung war schnell um den neuen Sensor erweitert. Ich habe den Sensor mit unterschiedlichen Mengen Wasser getestet, das Melden hat immer zuverlässig funktioniert. Der Alarm ist deutlich zu hören, aber nicht zu vergleichen mit einem Rauchmelder. Fazit: Es gibt noch etwas günstigere und kleinere Sensoren - aber die preislichen Unterschiede sind gering und die Größe spielt im Alltag bei solchen Sensoren ja selten eine Rolle. Bzgl. der Funktionalität gibt es nichts zu banstanden. Ebenfalls positiv zu erwähnen ist, dass der Sensor mit AAA-Batterien funktioniert - bzw. dann auch mit entsprechenden Akkus. Das spart das Nachkaufen (teurer) Knopfzellen.
