Great Product to Solve/Prevent Leaks Around Chimney Flashing
I really like this product! I like to maintain the flashing around my masonry chimney and I've always done it with a dab of some product here and there, but it is easy to miss an area that might have a gap if it is small. Last year we had an 11" rain here in WI and sure enough, just a small amount of water did leak in around the chimney. With this product you "paint" it over the entire flashing and where it meets the roof and the brick, so there are no missed areas - the entire thing is coated. The product applied quite easily - it's is fairly thick, but it did go on and brush out with a regular paint brush. I followed the instructions and masked the roof and the brick with duct tape and then applied the product. Once done, just remove the tape and you have an amazing looking job! In the on-line instructions the coverage is listed at 14 - 18 sq ft at a thickness of 1/8" for the 1 gallon size. In the Amazon listing it is listed as 12 sq ft, but the product is only 1/2 gallon, so that is not correct. I did 10 sq ft and used about half of the 1/2 gallon container. I would think I must have applied it about 1/16" thick. It is very hard to get an exact thickness when you are applying it.

Easy to apply. So far after several rains it seems to be working great.Took about an hour to apply. Easy cleanup with soap and water.

Stopped the leak
I was a bit concerned when I opened the shipping box and saw that the lid of the plastic tub had leaked a bit, as though the lid may have popped from pressure during shipping. Sealer seemed ok. We assumed that our interior ceiling leak was from the chimney flashing. The sealer was brushed liberally around and on the flashing. The next 5 days we had heavy downpours. No interior ceiling leaks. Very pleased.

The product went on easy. I just had my first soaking rain and no leaks. Hopefully it will do better than caulk.

It keeps the rain out of your house
I used this to seal around chimney flashing instead of asphalt cement. The asphalt cracks quickly with sun exposure causing leaks, where this doesn't. It also prevents shingle surfaces missing ceramic granules from leaking. When mix with white primer it makes a grey filler that I use to fill joints in my concrete patio.

Useful, but not a cure all.
Tricky this.. It works.. It paints on easily and forms a rubbery barrier that sticks to masonry as well as metal, but we found that in places where it failed (through other factors being too far gone) when we came in to remove it, it hadn't bonded well to the metal flashing. Sticks like crazy to asphalt shingles, and stone, but ironically the metal, not so well and came off in easy strips, suggesting it might fail more in situations with older flashing, which is unfortunately why you might be using such a product in the first place. It works, but if you need it, you're likely just putting off the inevitable of replacing the flashing that's been installed poorly, or rusted through. Might be more appropriate in situations where the mating edges of masonry or mortar have begun to loosen or are crumbled away. This would seal those edges together well, especially with the addition of some fiberglass mesh tape. I guess I secretly found myself wanting this to act like a caulked on asphalt wet patch, to become as one with the shingles.. And it isn't that. It's more like a thick acrylic paint, where now I've removed some that had thoroughly dried, I think the corroding flashing may just eventually shed the whole layer.

Works great for sealing chimney flashing.
Purchased this to seal around chimney. Applied it over fibreglass cloth and it worked beautifully. Looks great and stays flexible. Easy to apply.
